How Referral Real Estate Works in Orlando

If you’ve heard agents in the Orlando area talk about being “referral-only” or working on a “referral license,” this page explains what that actually means, how the referral fee itself works, and how it fits into Firelight Realty.

Short version up front: Firelight isn’t a referral-only agency by policy — no rule restricts any agent to referral status. In practice, though, most Firelight agents primarily work referrals rather than list homes directly, since listing without full MLS access is a much more challenging process. Agents who do want to list can add My State MLS — it’s the only MLS Firelight agents list through.

What does “referral real estate” mean?

A referral agent is someone who holds an active real estate license but isn’t actively listing homes or representing buyers day to day. When they come across someone who needs to buy or sell — a friend, a former client, a family member relocating to Orlando — they refer that person to an agent who is actively practicing, often in the specific area or specialty the client needs.

In exchange, once the deal closes, the referring agent’s brokerage receives a referral fee from the brokerage that handled the transaction — a portion of that side’s commission, agreed on between the two brokerages before the referral is made. The referring agent never has to show a house, negotiate an offer, or sit at closing to earn it.

That’s the appeal: it keeps a license active and productive without requiring the time, availability, or local market knowledge that a full transaction demands.

How it works at Firelight

“Referral-only” and “referral status” describe internal brokerage restrictions — not a separate category of Florida license. At Firelight, that restriction simply doesn’t exist by default: every agent starts with the ability to work directly with clients and close full transactions. Going referral-only is a personal choice, not something Firelight imposes or requires.

Firelight accepts and sends referrals from all 50 states, so an Orlando-connected agent can refer a buyer or seller to one of our active local agents, or receive a referral into the Orlando market from an agent anywhere else in the country — and get paid on it, even on deals they never personally touch. Once you’re signed up and logged in, referrals are submitted through the referral form on the Agent Services page.

It runs on the same membership as everything else at Firelight: $49 a year, no board dues, no MLS fees, no desk fees, no production quotas, and no residency requirements. You can work as much or as little as you like — entirely your choice, always.

There’s no internal rule forcing anyone into referral-only status — any Firelight agent is free to list homes and represent buyers directly. In reality, very few do: without full MLS access, listing a home is a much more challenging process, so listings for Firelight agents nearly always come in the form of referrals instead. When an agent does list, it’s only through My State MLS, an optional add-on (about $50/month or $480/year) that’s the sole MLS Firelight agents list through.

That referral-heavy reality happens to be a particularly good fit for a few kinds of agents: newer agents who aren’t ready to actively list or sell yet and want to keep their license working while they build confidence; agents switching gears into a different career who don’t want to let a hard-earned license lapse; and agents simply shifting their daily focus — stepping back from full-time practice for a season, without stepping away from real estate entirely.
